The
subject property consists of a 956 square metre (10290
square feet) lot located at the intersection of Somerset
Street and Barker Street. It boasts a commanding view
of the Saint John Harbour that is further enhanced by
its southern exposure. The property is zoned Multi Family
(RM-1). A plan is prepared to request rezoning of the
site to Commercial (B-2). A conceptual plan has been
prepared showing a structure that could be developed
as a two-storey commercial or residential structure.
Another option would be to have a mixed use with the
first storey commercial and second storey residential.
The site is conveniently located not far from the uptown
area and is on the bus line. Present traffic counts
were 13900 vehicles per day in 1999 with potential for
21400 vehicles per day after recommended city transportation
study improvements are in place. Municipal water is
adjacent to the site and municipal sewer would require
a minor extension

Upgrading to Somerset Street
Somerset
Street is the primary connector between the Uptown and

Study carried out for the City of Saint John. Street
improvements were previously completed up to the subject
site and the continuation of the recommended upgrading
will further enhance the site for commercial or residential
use.
